It's a fair question and one we get asked constantly. The honest answer is it depends on a few key factors but we can give you a realistic range based on what we see every day building ADUs throughout the Portland metro area.
The short answer
Most ADUs in Portland cost somewhere between $150,000 and $350,000 to build. That's a wide range and for good reason. A small studio garage conversion looks nothing like a fully detached two bedroom unit with a full kitchen and separate entrance. The size, the type, the finishes and the condition of your existing property all play a role in where your project lands within that range.
What type of ADU are you building
The type of ADU you build is the biggest factor in cost. There are three main types and each comes with a different price range.
- A garage conversion is typically the most affordable option. You're working with an existing structure which saves on foundation and framing costs. Most garage conversions in Portland run between $80,000 and $150,000 depending on the condition of the garage and the level of finish you're going for.
- An attached ADU shares a wall with your existing home. Because it connects to existing structure and utilities it tends to be more affordable than a fully detached unit. Expect to spend somewhere between $120,000 and $220,000 for an attached ADU in the Portland area.
- A detached ADU is its own separate structure on your property. It requires its own foundation, framing, electrical, plumbing and HVAC from scratch. This is the most expensive option but also the most flexible and typically the most valuable in terms of rental income potential. Detached ADUs in Portland generally run between $180,000 and $350,000 or more depending on size and finishes.
What drives the cost up
A few things consistently push ADU costs higher in Portland. Size is the obvious one. A 400 square foot studio costs significantly less than an 800 square foot two bedroom. Finishes matter too. High end tile, custom cabinets and premium appliances add up fast. Site conditions can also affect cost. If your lot has challenging terrain, limited access or requires significant utility work to connect to your existing systems you can expect those costs to be reflected in the final number.
What about permits
Portland has become significantly more ADU friendly over the last several years. The city actively encourages ADU construction as a way to address housing density and has reduced many of the barriers that used to make permitting a headache. That said permits are still required and the cost and timeline vary depending on your specific project and location. Is an ADU worth the investment
