ADU vs Home Addition Which Is Right for You

What's the actual difference

A home addition expands your existing living space. You're literally making your house bigger. A new bedroom, a larger kitchen, an extra bathroom, a sunroom. The new space connects directly to your home and becomes part of it. You live in it the same way you live in the rest of your house.

An ADU is a completely separate living unit on your property. It has its own entrance, its own kitchen and its own bathroom. It's essentially a small home that sits on the same lot as your main house. It can be detached sitting in your backyard, attached sharing a wall with your home or converted from an existing structure like a garage.

When a home addition makes more sense

A home addition is usually the right call when you need more space for yourself and your family. Growing family, aging parents moving in, a dedicated home office, a larger main bedroom. If the goal is to make your existing home work better for the people already living in it a home addition is typically the simpler and sometimes more affordable path.

Additions also tend to integrate better aesthetically. Since the new space connects directly to your home it can be designed to match your existing architecture and flow naturally from room to room.

If you don't have a lot of outdoor space to spare an addition might also be the better option since it builds onto the existing footprint rather than occupying a separate area of your yard.

When an ADU makes more sense

An ADU makes the most sense when you want flexibility. Rental income is the big one. A well built detached ADU in Portland can generate anywhere from $1,200 to $2,500 a month in rental income depending on size and location. That kind of return can offset the construction cost significantly over time and turn your property into an income producing asset.

In Portland's market both are strong investments but an ADU often has a higher return potential because of the rental income component.
