Home Addition vs Moving Which Makes More Sense in Portland

If your home has started to feel too small there are really only two options. Add onto what you have or find something bigger. Here's an honest look at both sides so you can make the right call for your specific situation.

If your home has started to feel too small there are really only two options. Add onto what you have or find something bigger. In theory the choice seems simple. In practice for most Portland homeowners right now it's anything but.

Portland's housing market, current interest rates and the real costs of moving have made this decision more complicated than it used to be. Here's an honest look at both sides so you can make the right call for your specific situation.

The real cost of moving in Portland

Most people underestimate what moving actually costs. They look at home prices and think about the mortgage payment but the full picture is more complicated than that.

If you've owned your Portland home for several years you likely have a mortgage rate that is significantly lower than what's available today. Trading that rate for a new mortgage at current rates can add hundreds of dollars a month to your payment even if the new home isn't dramatically more expensive than your current one.

Then there are the transaction costs. Selling your current home involves agent commissions, closing costs and the time and expense of getting your home ready to list. Buying a new home involves more closing costs, inspection fees, potential repairs and the general expense and disruption of physically moving your family and your belongings.

In a competitive Portland market you may also find yourself bidding against other buyers for homes that need work anyway. Paying a premium for a home that still needs updating on top of everything else is a scenario that catches a lot of buyers off guard.

When you add it all up the real cost of moving in Portland today is often significantly higher than people expect going in.

When moving makes more sense

Moving is the right call in some situations. If you genuinely need to be in a different neighborhood whether for schools, proximity to work or family reasons no amount of adding onto your current home solves that problem. Location is the one thing a remodel can't change.

If your lot simply doesn't have the space to accommodate the addition you need moving might be your only real option. Some Portland properties are constrained by lot size, setback requirements or existing structures in ways that make meaningful additions impractical.

If you're planning to move in the next two to three years anyway the economics of a major addition don't work as well. You may not recoup the full cost of a large addition in that timeframe and the disruption of living through a major remodel isn't worth it if you're planning to leave soon.

When a home addition makes more sense

For most Portland homeowners who love their neighborhood, have built their lives around their current location and simply need more space a home addition is worth serious consideration.

You get to stay in the home you've made your own. You keep your current mortgage rate. You avoid the transaction costs of selling and buying. And you end up with a home that's been designed specifically around how you live rather than hoping the next home you find happens to check all the boxes.

A well built home addition in Portland also adds meaningful equity to your property. The additional square footage translates directly to higher appraised value and stronger resale performance when you do eventually decide to move. You're not just spending money on space you need. You're investing in an asset that grows in value.

The financial comparison

Here's a simplified way to think about the financial comparison for a typical Portland homeowner.

Say your current home is worth $550,000 and you're looking at a 600 square foot addition that would cost $200,000 to build. Your home after the addition would likely be worth somewhere around $700,000 to $750,000 depending on the market and how the addition is executed. You've added meaningful value and you've stayed in your home at your current mortgage rate.

Now consider the alternative. To buy a home in Portland that's 600 square feet larger than your current one in a comparable neighborhood you might be looking at $750,000 to $850,000 or more. At current mortgage rates your monthly payment on that purchase compared to your current payment could easily be $1,500 to $2,000 higher per month. Over five years that's $90,000 to $120,000 in additional mortgage costs before you factor in transaction costs, moving expenses and the inevitable updates the new home will need.

The math doesn't always work out this cleanly for every homeowner but the general pattern holds up consistently in the Portland market right now. For many homeowners adding on is the more financially sound decision when you run the real numbers.

What about an ADU instead

For some Portland homeowners the answer isn't a home addition at all but an ADU. If the space you need is for a family member who wants some independence, for rental income or for a use that benefits from having a separate entrance and self contained living space an ADU might accomplish what you need without the full cost of a traditional addition.

How to figure out what's right for your situation

The honest answer is that the right call depends on factors that are specific to you. Your current mortgage rate. Your lot and what it can accommodate. How long you plan to stay. What your neighborhood looks like. What you actually need the space for. Whether you love where you live or have been looking for a reason to move anyway.

The best starting point is having an honest conversation with a contractor who can look at your property and tell you what's actually possible and what it would cost. That gives you a real number to compare against what moving would actually cost in your specific situation.
